TONSLEY MAB TENANCY 9 MASTER PLAN
Key to the ongoing development of the Tonsley Innovation District is the provision
for flexible work environments within the Tonsley MAB for Small & Medium
Enterprises (SME’s).
With Grieve Gillett Andersen’s experience of prefabricated and modular construction methodologies, GGA initiated preliminary discussions with Renewal SA to understand how to realise the development of a ‘pod precinct’ to accommodate multiple tenants within the MAB. Subseqeunt to those discussions, GGA was engaged to undertake a master plan for the development of Tenancy 9 (T9) in collaboration with the Renewal SA Tonsley team and WSP | Parsons Brinkerhoff.
The T9 tenancy site was identified as a suitable site due to its size, location within the MAB and proximity to adjoining sites that would support future expansion. The core project team met with potential future tenants to interrogate their spatial and functional requirements that would inform the Masterplan’s key objectives.
Team consensus agreed that the T9 Masterplan accommodate four tenants with the ability to achieve varying total footprints of 35 – 180m2. Each individual tenancy included the capacity for ‘Think’, ‘Make’ and ‘Sell’ functions consistent with the Tonsley MAB Development Manual and allowed for reconfiguration should the requirements of a tenant change. With the successful completion of the T9 Masterplan, Renewal SA requested GGA develop expansion of the T9 site into the adjacent Tenancy 8 (T8) site was considered as a future stage of the masterplan.
