The Morphettville regeneration concept design realises the potential of this significant site, with a high-quality mixed-use development and enhanced public realm. A central plaza canopy organically integrates the new pedestrian-friendly
development across the tram line with the heritage grandstand and the racecourse, while establishing a central community hub at ground level.

Co-designed with Enzo Caroscio Architecture, we devised a housing cluster comprised of a 136-room hotel tower and two 64-apartment towers. Cleverly stacked with hotel and residential amenities, retail, cafes and restaurants, the new neighbourhood offers a vibrant mix of everyday essential amenities and destination drawcards to maintain day-to-night precinct activation. The podium and towers effectively transition from low rise to high rise while managing overlooking and overshadowing. The streamlined architecture references original art deco residential developments along Anzac Highway, while also creating a new architectural idiom.

Sustainability is embedded throughout the design approach for the Morphettville precinct. The carefully considered and apportioned landscaping actively reduces urban heat island effects, with canopy-covered green streets and rooftop gardens. Seasonally responsive apartment design, rainwater harvesting and reuse, sun and wind power and centralised waste management contribute to community sufficiency. Enhanced open space, playspace, public transport and bikeway links complete this unique liveable and active community destination.
